Q: How do you determine your offer price?

A: There a multitude of factors that affect what I am willing and able to pay for a property. These factors include size, location, condition, cost of repairs needed, the local real estate market, etc. Every home and seller is unique, so I carefully consider every angle to make my best offer.

Q: How do I know I can trust you?

A: I am a licensed real estate professional in the state of Michigan. I also belong to my local Board of Realtors and am bound by the Realtors’ Code of Ethics. Any fraudulent or dishonest activity on my part would lead to revocation of my license and ultimately the loss of my livelihood.

Q: Are you just a Realtor looking to list my house?

A: No. I buy homes directly from you, the seller, eliminating all agent commissions, seller repairs, seller concessions, appraisals, and bank loans. However, occasionally a home does not fit my particular buying criteria, but a home seller will ask me to assist them in finding a buyer for a reasonable fee.

Q: Do you only buy houses? Or will you buy condos, townhouses, duplexes, etc?

A: I will carefully consider any type of property for sale. I will look at townhouses, condominiums, duplexes, apartment buildings, office buildings, and land.

Q: What do you mean by “any condition”? What if my house needs repairs?

A: Any condition means any condition. Anything from a perfectly clean, updated house to a house with mold, pet odor, water damage, structural problems, etc. You don’t need to do any repairs; not even cleaning or painting.

Q: What if my property has city violations or is condemned?

A: That is okay too. I will assume legal responsibility of the violations and repairs.

Q: How fast can you purchase my home so I get paid?

A: Closing can take place as fast as 7-10 days from the time of an accepted offer. However, there are sometimes factors outside of my control that can cause a closing to be delayed.

Q: Do you buy higher priced properties?

A: Yes, I can work with any seller who needs to move a property quickly for any reason and in any price range.

Q: What do you mean when you say you will buy my house for “cash”?

A: I do NOT require conventional financing to purchase properties. I am financially backed by a group of investors, which allows me to make quick decisions and close almost immediately.

Q: Can you help if I am behind on my payments or in foreclosure?

A: Yes, I may be able to help catch up your back payments or pay off your loan to stop the foreclosure process in order to buy your home. I may even be able to buy your house after the foreclosure sale during the redemption period. Fill out the Seller Form and I will see what I can do.

Q: If my house is already listed with an agent, can you still buy my house?

A: Yes, I can still buy your house, however your agent will need to be compensated unless other agreements are made.

Q: How much do you charge?

A: There are NO fees and NO obligation involved in the offer process. Once I make the offer, it is 100% your decision on whether you’d like to accept it or not.

Q: What if there is a tenant in the property or I am in the process of an eviction?

A: I can still buy your property. We will work out the details to make it a win-win.

Q: Will you buy my house that is in probate or in a trust?

A: Yes. I have bought many properties this way. There is usually just a few extra forms needed and sometime court approval. I can guide you through the process.

Q: What do you do with the property once you buy it?

A: Most commonly I will renovate the property and depending on the location and market, I will rent or resell the property. I take great pride in the work I do and I am very passionate about rejuvenating homes and neighborhoods to create a beautiful space for a new family to call home.
